Buying and Selling

If you are thinking about buying or selling a home, finding a REALTOR® to help you in the process is an essential first step. Using a licensed REALTOR® will make your real estate transaction much less stressful, confusing and time-consuming. After all, the sale or purchase of a home is likely to be the single largest investment you will make, so you'll want to be sure that everything is done right the first time.

Many people fear spending more money if they hire a REALTOR®, but this is simply not the case. As a buyer, a REALTOR® will help you get the best possible deal for the home you want, and you will pay him or her nothing for that service! Traditionally, the buyers' and sellers' REALTORS® are paid a commission based on the selling price of the home. A REALTOR® can help you with:

* Financing and Pricing: A REALTOR® will help you determine how much home you can afford and where and how to obtain a mortgage. When listing your home, a REALTOR® will help you determine the best price by evaluation the property and analyzing current market information.

* Selection and Marketing: Your REALTOR® will have access to many different resources for finding and listing homes. For instance, only a REALTOR® can access the Northern Ohio Regional Multiple Listing Service, which is a computerized listing of homes for sale in the Northern Ohio area. In addition, a REALTOR® can guide you on what repairs or improvements you should make to your property in order to increase its ability to sell.

* Negotiation: When you finally find the home you want or a buyer who is interested, a REALTOR® will help you get the best deal. He or she will serve as your advocate in determining price, date of possession and repairs that need to be made to the home.

* Closing: The closing process can be complicated by unique laws and customs within your community. A REALTOR® will know the best way to complete the deal, and he or she will have access to all the necessary paperwork and resources to do it right.
